A COUPLE OF SENIORS DO A REHAB
This is a story, of a couple of seniors who buy a foreclosure & rehab to a successful conclusion.
Let the fun begin
My wife, Jeanne, and I had done 2 deals before this one. The first was a "flip" which we sold in 19 days using a back-to-back closing and we used Ron LeGrand’s short ad: "Handyman Special, cheap, cash, Phone #" We got over 80 calls (are you paying attention?).
The second was a pretty house that only needed minor fixing...we sold it after listing "FSBO" for a month or so after completion.
After two great successes, we were mailing our letters to out-of-state owners and to pre-foreclosures (Lis Pendens). We got a response from an owner was about to go into foreclosure with a private lender.
The Deal of Deals…$20,000.00 in repairs!
A long story short, we finally talked to his “private” lender and he indicated that he was through waiting...he was going to foreclose. He also indicated that he would not discount the note. That left us with the decision of walking away or continuing. We decided to give the owner $5,000.00 walking money, and to assume his note with the private lender. We figured it would take $15,000.00 to $20,000.00 to make the house fit for human habitation.
The Gopher factor
Next we had to find someone who could do the work for us since neither of us are now capable of this undertaking. Luckily we had a friend who wanted to do the work for half the net and we shook hands (don’t make this mistake). After a few days of rehab, Jeanne tripped over some debris in the driveway and broke a bone in her foot and another in her wrist. She was fitted with casts and we continued. About 7 weeks later our friend had accomplished a huge task. Jeanne and I acted as gophers and we worked the sales at Lowes and Home Depot to get some good savings.
The Hot Market and Exit Stategy # 2!
After trying for weeks to sell the place (five open houses and no visitors of importance), Jeanne and I decided we should try to lease or option the property. But, we now had partners and we had to see if we could buy them out. As it turned out, they were willing to part company for a nominal amount.

From naive senior citizens to landlords, it's been a trip. Other than Jeanne's breaking bones our trail hasn't been too rocky. If we can do it, some of you youngsters can surely do so!

Some Overlooked Deductions For Landlords &
Other Self-Employed Entrepreneurs

First year expensing of business assets. With Section 179 first-year expensing, you can receive an upfront write-off of up to $25,000 all in one tax year to fully write-off business personal property such as computers, printers, scanners copiers, faxes, office furniture, fixtures, etc. In a 40% bracket, $10,000 immediately saves you $4,000 in taxes. .
First year expensing cannot be used for personal property (appliances, carpets, furniture, etc.) in residential rental properties. However, it can be used for personal property in commercial property and personal property associated with any type of investment real estate (residential or commercial). Examples are: computers, faxes, furniture, etc. used in a home office to manage properties. Also included here would be equipment such as trucks, tractors, trailers, lawn mowers, snowmobiles, tools, and laundry machines.
Family members on payroll. Convert a non-deductible allowance into a deductible expense by hiring family members. What can your child, grandchild, niece do? Distribute flyers, mail runs, answer the phone, cleaning, work the computer, recordkeeping, etc. The tax benefits are excellent as demonstrated by this example.
Example: If your total tax bracket is 40%, paying your young child $4,000 in salary you reap tax savings of $1,600, while the child does not owe any income taxes. (PLUS: The child can still set up a Roth IRA).
You can pay baby family members for pictures in ads and set up a Roth IRA. Start funding the IRA when the child is a baby, and start a college fund. Start from age 1, invest $2,000 a year for 17 years in a Roth IRA until the child is 18 years old at 10%. By the time the child is only age 18, the Roth IRA would accumulate to over $ 81,000, which is a good start for a college education. At this time, early IRA withdrawals used to pay for college expenses are not subject to the 10% penalty. Also, the contribution portion of Roth IRA withdrawals is tax-free.
Family "Fringes". Once family members are on salary they can be provided with certain deductible fringe benefits (that pay for a lot of living expenses that you would still have to expend cash for). Examples are auto, entertainment, travel, insurance plans, retirement plans, "cafeteria" plans, Medical Reimbursement Plans, etc. There are three tax advantages to fringes: (1) You can fully deduct them as a business expense. (2) Family employees do not include them as income and (3) Many are not subject to other withholding taxes.

Sharp Investors Create Deals
They’re not limited to price alone to identify motivated sellers and great deals. Let’s use a house with a market value of 100K. Good investors will buy this house all day long for 60k, but would you pay 105K for this 100K house? My answer would be maybe. To exaggerate the educational point here, you could give them 150K for a 100K house if you could pay $1.00 per month until it was paid off.
Sharp investors create great deals from marginal opportunities. Some factors considered include cash flow, appreciation, and equity.
There’s a few critical pieces of information to allow you to quickly identify a motivated seller. This “pre-screening” can be done using your phone. You shouldn’t have to drive all over town and view dozens of houses for sale. There’s just not enough hours in a day to operate this way.
You must have a system in place to capture this critical information in a routine manner and the ability to retrieve it again in the future for follow up. Many of my great deals were result of referring back to opportunities previously passed over.

How to use your real estate specialized knowledge to make extra income as an infopreneur!

Have you been to a bunch of seminars? I bet you have or you wouldn’t been reading this article. I‘m sure you have gained some very specialized knowledge and better yet putting it to use in the real world. Knowledge like:
- Foreclosure investing
- Short sales
- Probates
- Private money
- 1031 tax free exchanges
- Wholesaling
- Rehabbing
- Marketing Etc… you get the idea.
Once you start using this specialized knowledge in the real world successfully, you want to start making money by assisting others who are trying to get into the business you have mastered. Here are some useful tips & steps:
- Build your info product. You need to start by writing an ebook. You don’t have to write it yourself, you can hire a “ghostwriter”.
- Create an account with a list management service like 1Shoppingcart.com so you can build a list and collect money online
- Got seminars and meet people with lists, so they can promote your info product to their list as affiliates
- Do webinars to build your list, also record them and post them online on video sites such as Youtube or Google Video, this will help to drive traffic to your sites and blogs.
- Cross promote other people product and services to your list
- Go to an internet marketing seminar to stay current with the latest processes such as web 2.0, social networking, blogging etc…
The proof that this system works, is that most real estate guru’s use is for extra profits. The key is in building a list, and that is cheaper to do online then offline. Also if you have a good product, you don’t need a list you can leverage other people’s lists until you build your own.
Once you master the first part, you can later grow your ebook into a course, then a membership site, coaching, mastermind etc.. The funnel is structured on multi levels with multi profit centers! . The key is to get started; you can later improve the process as you grow!
